In 2005, the City of Burlington went out on a Request for Proposal for Design Services to review and re-design existing office space at City Hall.

RS Field Design Inc. had developed a consortium to respond to the R.F.P which included assessment of office conditions, provide detailed drawings to achieve efficiencies in work areas, recommendations on workstations,  office furnishing and reception areas, review and assessment of the H.V.A.C. system and assist in the coordination of relocating staff and department.

The project took approximately 1-½ years to complete which included approximately 50,000 square feet of office and common area.

RS Field Design Inc. attention to details such as harvesting of natural light, open office concepts and applications, attention to colour and finishes and working with staff has brought to completion a vibrant work environment.

The end result was a revitalized, fresh and up to date look at City Hall that provided efficient work areas for staff and a new corporate image for constituents and patrons visiting City Hall.

Feasibility Studies

Provide a detailed investigation and analysis of a proposed site to determine whether it is viable technically and economically.

Project Analysis

Complete programming including:
Review clients needs and objectives;
Complete site measurements;
Complete photographs of premises;
Review budgetary needs and time restrictions;
Inventory existing furnishings to be reused;
Interview staff and distribute surveys;
Perform Flow and Adjacency Studies, Feasibility Studies.

Design Planning

Prepare existing to-scale floorplan(s) to be used for design planning.
Develop design concepts based on data obtained in the Project Analysis.
Coordinate and collaborate with other design professionals such as architects, structural, mechanical and electrical engineers, and various specialty consultants.
Select colours, materials and finishes including built-ins/ cabinetry, millwork, architectural details, walls, floors, furniture, lighting, window coverings, art/accessories to meet functional, maintenance, life-cycle performance, environmental and safety requirements.
Develop scaled furniture layouts.
Select and specify furniture, furnishings, equipment and millwork.
Site visits and client meetings.
Review permit applications.
Formal presentations.

Architectural and Construction Drawings

Prepare construction documents, consisting of plans, elevations, details and specifications to detail power and communications locations, reflected ceiling plans and lighting designs, materials and finishes and furniture layouts.
Prepare millwork (cabinetry) drawings to be used for tendering purposes.
Prepare furniture plan/elevation/sections/details.
Specify architectural details such as moulding, and paneling.
Prepare finish schedules which includes information on selected materials/finishes for tendering and construction purposes.

Contract Administration

Assist the client with building permit procurement.
Assist the client in tendering and evaluation of tenders and advise on contract award.
Provide on-going post-design site review to ensure conformance to the design.
Respond quickly to unexpected site conditions that may arise, to eliminate delays and other related costs.
Attend regular project meetings with input into scheduling, cost control, construction methods, and foreseeing any delays.

Project Management

Prepare critical path, project budgets and schedules.
Provide site supervision.
Attend site meetings with general contractor and client.
Prepare post-occupancy evaluation and deficiency reports as required.
Issue change orders as required.
Coordinate furniture delivery and installation.
